  • Preview properties for you from the Multiple Listing Service, showing you properties that meet your personal needs. (I will show you for sale by owner's if we have previously agreed.)

  • Provide factual information regarding real estate values in our area, property specifications, neighborhoods, amenities, Property Owner Association fees and services, Covenants and Restrictions, Taxes and Insurance, etc.

  • Help you locate available financing, as well as monitoring the loan process. You must give the lender permission to discuss details regarding your personal information.

  • Prepare an offer for presentation to the seller working together on the details to give you the best negotiating position and providing you with favorable terms.

  • Working together with the Listing Agent and his/her seller to successfully bring this transaction to closing on time and with few obstacles along the way.

In exchange for my commitment to you, I ask that you be committed to me, which means working exclusively through me to locate property for you. I will provide my time and expertise to assist you in making the right purchasing decision for you and your family.


This obligation of protecting and promoting your best interest is my primary concern. But, my Code of Ethics requires that I still treat all parties honestly in the real estate transaction.

I am, however not obligated to discover latent defects in the property; or to advise you on matters outside of the scope of my real estate license. However, providing you with several recommendations to obtain the advise will be provided upon your request.

This can only be done by having you pre-approved prior to showing you homes, so that you are only viewing properties that you can afford and are willing to pay.      As a member of the Consolidated Multiple Listing Service (MLS), I have access to all property listings in the Midlands area. House hunting is a small part of the entire buying process and I can help with the rest. My experience and resources will help you and following is my process for my Buyer Clients.

  • "Steps to Buying Real Estate", an outline to guide you through the buying process.

  • "Buyer Information Sheet" to determine your exact buying needs

  • Review loan application requirements and assist you with Mortgage qualification and creative financing methods.

  • We will review the contract prior to your home search.

  • Have you pre-qualified prior to your home search.

  • Show you all homes available to choose from in your price range and with your particular search criteria       (you will choose the most suitable to view).

  • Provide you with a way to rate the homes you view.

  • Supply information to determine real estate values on comparable homes.

  • Prepare purchase requirements on the home you have selected to purchase.

  • Present offers to the seller on your behalf and help negotiate offers.

  • Use my strong negotiating skills to help you obtain the best price and most favorable terms.

  • Provide you with a "Buyer's Contract to Closing Checklist".

  • Provide you with a list of "Recommended Professionals" upon request.

  • Coordinate between you and everyone else to ensure closing on time.

  • Provide a list of Contact Numbers (for your transaction) for future reference.

  • At closing you will receive an amortization schedule from me.

The Benefits of selecting one agent

    Some buyers feel that working with several agents will yield better results. It is a good idea to shop around for an agent to handle your home purchase, however, working  with several agents at one time, may not be in your best interest.

     Agents must serve their clients first and then the customers. If you do not hire one agent, then you are considered a customer. You need the total commitment of one Realtor® who will advise you, educate you about the pricing of homes, negotiate on your behalf, and provide you with services that will get you to the closing table on time. By hiring a dedicated agent you will see better results, and the agent will take the responsibility of handling the details of your home purchase.
